Job Summary:
The Sr. Project Manager is responsible for all aspects of a project including budget, schedule, documentation, managing assistants, and customer relations. The end goal is to ship and install projects on time, in full, under budget, and maintain a good customer relationship.
Essential Job Duties and Responsibilities: (Additional duties may be assigned)
· Digest new projects from estimating and schedule a kickoff meeting. At kickoff facilitate team to address known factors, e.g. key budget items, phasing requirements, long lead items, requests for information (RFIs), change orders (RFCOs), customer relationship, and pertinent notes from sales and estimating etc.… At end of meeting make action items clear for all participants.
· Make initial contact with customer to begin working relationship and verify current status of job, expected delivery date, schedule of values, and confirm if our contract drawing set is still current or if it has been superseded or subject to bulletins or addendum.
· Create a job schedule to address specific details of drafting, engineering, and production time, sample acquisition, material lead time, field measurements (VIFs), and customer review of drawings and samples. Schedule is then sent to customer for approval and is used internally to prioritize workflow.
· Set up job budget to log key budget issues, labor, materials, installation, and freight. Throughout project update CFO of changes to revenue expectations and manage monthly billings to customers.
· Submit Requests for Information to customer, manage responses, and communicate to job team for action.
· Submit Request for Change Orders to customer, manage responses, and process accordingly.
· Review shop drawings against proposal to ensure proper scope, accuracy of intent, finish schedule, proper inclusions and exclusions, and complete hardware schedule and product data. Mark issues for drafting update, review updates, and transmit to customer requesting a return date which will support schedule.
· Review returned shop drawings to identify potential impacts to scope, budget, or schedule. File drawing set correctly then pass to drafting for updates. Submit applicable RFIs, RFCOs, finish samples, or product data and notify team of completion dates to support schedule.
· Coordinate with Field Operations Manager (FOM) to visit site for field measurements and “hold to” commitments, verify access limitations, potential site concerns, and constructability assessment. Upon trip completion review with FOM, file VIFs, and pass to drafting for adjustment.
· Complete a materials budget review with Assistant Project Manager (APM) in which the Bill of Materials (BOM) is compared for actual cost against the bid cost. After review and corrective changes direct APM to order materials and advise on buffer quantities.
· Drop to Engineering after receipt and internal updating of approvals and VIFs. Complete Checklist to ensures that all aspects of approval phase are complete and filed properly, and that project team tasks are complete and approved.
· Secure installers and shipping in coordination with FOM or obtain installation bids from subcontractors if applicable.
· Inspect production daily while project is on the shop floor.
· Two weeks prior to shipment contact customer for site readiness and status update.
· Support installers and FOM during installation with daily punch items and issue resolutions. Upon completion address final punch list to achieve clean closeout.
· Advise CFO of final billing and send close out documents and warranties to customer.
· Review project for feedback to engineering, estimating, or sales to improve efficiencies on future similar jobs.
Supervisory Responsibilities:
This position requires supervision of Assistants (APMs)
Education and Experience:
· Associates degree in construction management preferred.
· Ten plus years of Project Management experience in the construction industry
(millwork experience is required)
· Proficient at reading construction drawings, evaluating budgets, and creating schedules.
· Proficient computer skills including Microsoft Outlook/Express, Word, Excel, Adobe Acrobat, Tradesoft - ShopPak, Bluebeam, AutoCad, and Cloud Based File Sharing.
Environmental Conditions:
Work is performed usually in a typical office environment where there is no substantial exposure to adverse environmental conditions.
· Safety glasses are required to be worn when in the warehouse and factory.
· Occasionally, required to work in a room with construction dust that can result in sneezing and allergic symptoms.
Travel:
This position requires travel to job sites either by car or airplane. When visiting job sites, GC of project may require Project Manager to attend safety meeting prior to being on work site.

Physical and Mental Requirements:
· Ability to sit, stand, walk, talk, hear, use hands to finger, grasp, handle or feel, reach, crouch, bend, or kneel, and perform repetitive motions of the hands and/or wrists.
· Exerts up to 20 pounds of force occasionally, and/or up to 10 pounds of force frequently to lift, carry, push, pull, or otherwise move objects.
· Close mental and visual attention to prepare and analyze data and figures, work on a computer terminal and reading.
